SHA Maintenance Technician II

Position Title: Maintenance Technician II
Job Status: Non-Exempt
Reports To: Maintenance Supervisor
Position Summary
This position performs semi-skilled tasks in assisting higher level of maintenance employees in a variety of housing related repairs. Work may occur in the areas of plumbing, electricity, heating, carpentry or other type of repairs. Assignments, other than routine, are carefully detailed and specific methods of work are prescribed by supervisor.
Responsibilities
Duties include but are not limited to:
Replacing shades, window screens, glass, door locks, adjust doors, door stops, weather stripping, thresholds, kitchen cabinet hardware, handrails, clothesline wire, curtain rods and floor tile, light switches, breakers, receptacle outlets, and light fixtures
Unstops toilets, lavatories, sinks and bathtubs and repairs water leaks and replaces faucet parts
Replaces or repairs towel racks and other bathroom fixtures
Lights furnaces, water heaters and ranges including adjusting pilot burners and related troubleshooting
Performs touch-up painting and cleaning of units
Performs required grounds maintenance as required
Take actions per policy and procedure to secure all materials and supplies required to complete assigned work orders
Accurately complete paperwork and/or reports as required to close-out work orders and document summaries of work
On-Call rotation as required
Other duties as assigned
Education
Must be a high school graduate or equivalent supplemented by 2 years of vocational training in maintenance or maintenance related trade fields.
Knowledge and Skills
Must have a sound knowledge of the methods, tools and materials used in housing maintenance. A good knowledge of occupational hazards and safety precautions is necessary. Must be able to follow oral and written instructions. The ability to accurately estimate time and materials required to complete various tasks is necessary. Must also be able to operate the more common types of machine shop and woodwork equipment. Must also possess a valid NC driver’s license.
Physical Requirements
Must be able to sit, stand and move for moderate periods of time as required to complete the tasks of the job. Must also be able to lift up to 35lbs on a periodic basis. Must be able to work on- call after hours and weekends.
